The Passive Real Estate Investor is more common than most people realize. Contrary to popular belief, one does not have to actively pursue all aspects of a real estate deal in order to invest in one.
The new breed of investor has a passive investment strategy, which allows them to partner with Active Real Estate Investors who enjoy doing the necessary research to locate a profitable area, negotiate a successful offer, develop a Real Estate Network to procure and manage the investments, and handle ongoing management of the investments with the team.
They bring the benefit of investment capital and/or credit to the deal, while the Active Investor(s) brings everything else. This is why they are so sought after, since not every investor has stellar credit or unlimited funds. It’s a true Win-Win!
While it’s true they must share the profits of the investment, if the return on investment is high enough, many passive real estate investors would prefer to give up a portion of cash flow and/or back end equity than to perform tasks they either don’t know how to do, don’t have the time to do, or both.
So if you would like to get into the real estate game, but either aren’t comfortable starting on your own or don’t have the time to, then seek out a passive investment strategy by finding a partner to invest with.
